Blinds and window treatments in Aventura

Aventura is a tower town, and a tower window has two authorities over it: the glass and the board. We read both before we order anything.

WHAT THE WINDOW IS

Aventura’s towers were not all built in the same decade, and it shows at the window

The older buildings along the water have punched windows: a real frame, a real reveal, and enough depth to mount a shade inside it. The newer ones have curtain wall. Floor-to-ceiling glass, a mullion every few feet, almost no frame to screw into, and a ceiling pocket if you are lucky. Those two buildings need different answers, and the catalogue does not know which one you live in.

So the first thing we ask is the building and the unit line. Not to be nosy: because the line tells us the exposure, and the building tells us how the glass is held.

The rule your board cares about is the side you never look at

A board almost never has an opinion about the inside of your unit. What it enforces is the way the building reads from the street or the water, and Florida law lets it (Fla. Stat. §718.113(5)(c)). In practice that means one line in the rules: the outward-facing side has to be white or off-white.

It is an easy rule to meet and an expensive one to discover late. On a roller we use a white-backed fabric, on drapery a white liner: the color you actually want lives on your side of the window. Bedrooms are the usual sticking point, because that is where people want a dark fabric. See blackout shades for how the two layers work together.

HOW A TOWER JOB RUNS

Five steps, and the paperwork happens before the fabric is cut

  1. You tell us the building and the line

    Tower and unit line. From that we already know the exposure and roughly what the glass looks like.

  2. We get the window covering rules

    From your association, or from the copy you already have. Before anything is ordered, not on install day.

  3. We measure at the window

    Curtain wall, punched window, ceiling pocket, mullion spacing and the depth actually available. This is where an inside mount is confirmed or ruled out.

  4. You get a fixed quote with the spec sheet

    Fabric, outward-facing color and the specification your association needs for approval, in the format it asks for.

  5. We install

    Our own team, working to the building’s access and working hours.

Frequently asked questions

Do you work in Aventura condo towers?

Most of our work is in buildings. We ask your association for its window covering rules before ordering and build the quote to match them, so the approval is not something you discover on install day.

What color do Aventura buildings require?

Most require the side facing the street or the water to read white or off-white, and Florida law allows the board to enforce a uniform appearance (Fla. Stat. §718.113(5)(c)). You still choose the interior color: we use a white-backed fabric or a white liner. We confirm the exact rule with your building before we order.

What shade works on a window over the Intracoastal?

A solar screen in a low openness and a dark fabric. Dark fabric controls glare better than light fabric, and the low openness is what copes with direct sun plus the reflection coming back off the water. A 10% fabric will look fine and will not solve the problem.

Can you mount a shade on floor-to-ceiling glass with no frame?

Yes, but the mount changes. On a curtain wall there is often nothing usable in the glass line, so the headrail goes on the ceiling or into a pocket, and the mullion spacing decides where one shade ends and the next begins. We work that out at the measurement.

Can shades be motorized in a finished unit?

Yes. Somfy motors run on battery, so there is no electrical work and no walls opened. Hardwired power is the better answer only when the unit is already being renovated.

Do you work outside Aventura?

Yes, across Miami-Dade and Broward. Around Aventura that usually means Williams Island, Sunny Isles Beach, Golden Beach, Hallandale Beach, Bal Harbour, Bay Harbor Islands, Surfside and North Miami Beach, which are largely the same building stock.

Do you speak Spanish?

Yes, and not only for the quote: the measurement, the fabric choice and the installation all happen in the language you choose.
