On a commercial job the fabric is the easy part

A house is one decision repeated a few times. A floor of offices, a hotel or a building-wide package is a different problem: one specification that has to survive approvals, a price you can adjust without re-quoting everything, an install schedule that does not tie up the freight elevator all day, and a written record of what went in so a replacement in year three matches year one.

That is how we quote it. One line per opening, one approved specification, and a single person on our side answering the phone from the takeoff to the handover. Our work has taken us into Four Seasons, Carillon, Aria on the Bay, 50 Biscayne, Roney Palace, Icon Bay and Canarias, and into the Poltrona Frau and Oliver Gal showrooms.

HOW A COMMERCIAL JOB RUNS

Six steps, and you see the number after the second one

  1. Site visit and takeoff

    We measure every opening and record mount type, depth, obstructions, exposure and whether there is power at the head of the window. If you have drawings, we work from them and verify on site.

  2. Specification and a quote per opening

    One line per window. That is what lets you value-engineer a floor, or drop a phase, without asking us to re-quote the whole building.

  3. Approvals

    Board, property manager or design team. We hand over the specification sheet in the format they ask for, so the package is approved once instead of unit by unit.

  4. Production

    Everything is made to the measurements we took. The lead time goes on the quote in writing, and on large jobs we can phase delivery so installation starts on the floors that are ready.

  5. Installation with our own team

    The same people who measured, coordinated with the building over access, the freight elevator and the working window. Out-of-hours and weekend work when the space cannot be closed during the day.

  6. Handover and a documented list

    You get the fabric and hardware list for what went in, so a replacement three years from now matches the rest instead of being close enough.

If a board is involved, this is the part that decides the job

Florida law lets an association enforce a unified exterior appearance across a building (Fla. Stat. §718.113(5)(c)), which in practice means the street-facing side has to read white or off-white. It is solved with a white-backed fabric: the color you want inside, white outside.

We build the specification around that rule before anything is ordered, and we ask the association for its window covering policy in writing. Doing it in this order is the difference between one approval for the whole building and a rejection landing on individual owners months later.

Do you handle building-wide condo packages?

Yes. We quote a price per unit type, produce one approved specification the board can circulate, and schedule installations so residents are not waiting on the freight elevator all day. We also supply the spec sheet in the format your association uses for approvals.

Can you install outside business hours?

In most buildings, yes, and it is often the only way to do an occupied office or a retail space. Tell us the working window when you ask for the quote, because it changes the schedule and we would rather plan it than discover it.

Do you work with interior designers and contractors?

Yes, to your drawings and your schedule, quoted per opening so you can adjust the specification without re-quoting the whole job. We answer to you, not to your client.

What is the lead time on a large commercial order?

It depends on the fabric and the volume, and it goes on the quote in writing before you commit. On big jobs we phase delivery so installation can start on the floors that are ready instead of waiting for the last window.

Can you match window treatments that are already installed?

Usually. We need to see them and, if you have it, the original fabric and hardware list. That is exactly why we hand one over at the end of every commercial job.

Do you motorize commercial installations?
