Four commitments, and they are the ones you will judge us on
- A date, in writing, before you commit
The lead time goes on the quote. If it moves, you hear it from us, not from a resident. A manager can plan around a slow date. Nobody can plan around a vague one.
- Work in phases, without emptying the building
We install by floor, by stack or by unit type, in the working window the building gives us, out of hours or at weekends when that is what it takes. Nobody has to move out and the freight elevator is booked, not fought over.
- Parts, not whole replacements
We keep the fabric and hardware list for what we installed. When a motor, a bracket or a chain fails two years in, we replace the part and it matches. That is why we hand you the list on day one.
- One person, from the first visit to the last invoice
Romina runs every project, in English or in Spanish. You are not repeating the building’s access rules to a different name each time you call.
Repairs and motorization on buildings that already have shades
Not every job starts from scratch. A lot of what we do in buildings is repairing what is already up, matching a discontinued fabric as closely as it can be matched, or adding Somfy motors to the openings where operating a shade by hand stopped being realistic: the double-height lobby glass, the west elevation, the amenity floor.
If the association has a rule on exterior appearance, and in Florida it usually does (Fla. Stat. §718.113(5)(c)), we build the specification around it first. Approving once for a whole building is cheaper for everybody than rejecting units one at a time.

Frequently asked questions
Can you install without emptying the units?
Yes. We work floor by floor or stack by stack, inside the working window the building allows, and out of hours or at weekends when that is the only way. Residents stay in place and the freight elevator is booked in advance.
How fast can you replace a broken shade in an occupied room?
Faster if we installed it, because we hold the fabric and hardware list for that room type and can order the part instead of specifying a new shade. Send us the room number and a photo to start.
Do you quote per unit type?
Yes, and it is the only sensible way to price a building. One line per unit type, so the board can approve a package and owners see a number that applies to them.
Do you work with the building’s rules on exterior appearance?
We ask for them in writing before anything is ordered and build the specification to match. White-backed fabric is the usual answer: the color the owner wants inside, white from the street.
Can you motorize a building in stages?
Yes. Somfy remotes are multi-channel, so a floor motorized this year and another next year end up on the same system. See the motorized shades page.
Do you handle several properties for the same manager?
That is most of what we do. Same contact, same specifications repeated across addresses, and measuring visits grouped so we come once instead of four times.
